Water Turn Off - Turn On Policy

Both cold and hot water at the property is on a loop system.  In addition, the hot water utilizes a boiler system. This is a complicated system and water for the property is interconnected for each building and unit.  If water is turned off for one building, it may affect other units.  Because of that, the Board has implemented the following Water Turn Off / Turn On Policy.

To efficiently facilitate the process, unit owners are required to have a management team member turn the water off and on with a minimum of 24-hour notice.  This will ensure the system is shut down and restarted correctly & that other residents will be notified in advance.  Please do not turn the water off or on yourself unless it is an absolute emergency as damage to the system and/or other units can result. Any damage may be billed back to the owner’s account.

There will be a minimal charge for this service and the charge will be billed to the owner.

-       TURN OFF/TURN ON CHARGE during Regular Hours with a minimum of 24-hour notice - $40 weekdays 10am to 4pm.  This set fee charge covers the cost of both turning the water off and back on again. 

-       AFTER HOURS TURN OFF / TURN ON CHARGE or if there is an emergency - $100 anytime outside of weekdays from 10 am - 4 pm or if it is requested with less than 24-hour notice during weekdays. This set fee charge covers the cost of both turning the water off and back on again. If you have an emergency and have to turn the water off yourself, the $100 charge still applies to turn it back on.

You are required to notify the property manager anytime you turn off the water.  Please allow 24-hour notice for non-emergencies.  If you must turn off the water during an emergency, please contact the property manager immediately and mention your unit number, a contact number to reach you and the nature of the emergency.  Failure to notify the property manager within 30 minutes of turning the water off will result in a $100 fine - which is in addition to the turn on/turn off charge.

TO ARRANGE TURN OFF / TURN ON

This Policy is effective upon recordation in the Condominium Records of Dallas County, Texas and supersedes any policy regarding water turn off/turn on which may have previously been in effect.

This is to certify that the foregoing Policy was adopted by the Board at a meeting of the same held October 5, 2021, and has not been modified, rescinded or revoked.
